In any investment you to take risks, investment risks from the ground lies with the development of your land. In the current credit crunch, many home builders are cutting quota seats by 10-20% last year, on the contrary, there is still a shortage of affordable housing in many urban areas and population growth, we need houses to be built.

Therefore, at present land investors faced with a very high risk; ensuring a high yield, it is important to carefully study where to invest, choosing land that is ideally located near the urban area, which is lack of housing, with good communication and roads already in place. What, however, is a vital factor for the success of actions taken by you, the investor. Perhaps you were sitting on goldmine, but you can not turn water into wine, not little work. The investor must actively pursue development of land, just sat on the ground and waiting for it to mature will do nothing.

Regarding the land may be invested in Greenfields or Brownfields; Greenfields in land, undeveloped, and usually in the green, Brownfields are sites that have already been developed, usually for commercial purposes. There is currently a big trend towards the regeneration of our urban areas by redeveloping abandoned sites in housing construction, expansion, but in the suburbs. There are many advantages to this, there is always a demand for urban housing, road infrastructure is already in place and it may be considered more environmentally friendly than have our green. However, the negatives include the possibility that the abandoned land may be undevelopable because of the health and safety rules. Regarding Greenfields is a big problem of obtaining planning permission to land, but a number of major investment cities where there is a shortage of housing will increase the chances of obtaining planning only other major set back in developing Greenfields is a need to develop a road infrastructure for the site and all other necessary electricity and water.
